Langhams Estate Agents owns the website located at http://www.langhamsproperty.com (the "Website"). By accessing and using the Website you the user agree to be bound by these terms and conditions (the "Terms") which govern your access to and use of the Website.

If there is any conflict between these Terms and any other written agreement between you and Langhams Estate Agents then the latter shall prevail.

Langhams Estate Agents will not be responsible for any breach of these Terms caused by circumstances beyond its reasonable control.

The flat sales fee of £995 plus vat comes with the following conditions:

The property has to be priced at £149,995k or less.
The property has to be under sole agency agreement.
The estate agents will be allowed to put a for sale board outside the property (if permitted under town and planning regulation)
The flat sales fee will have to offered to the vendor at valuations on managements discretion.

The fee of £995 plus vat is payable on exchange of contracts and will have to be paid on completion of the property.
